Approvals are in place, a builder is contracted or about to be, and you need someone on the owner's side of the table. Contract administration, cost control, program and reporting, run by someone who has sat on the builder's side too.
Questions
What is the difference between a development manager and a project manager?
A development manager is accountable for the whole development, including whether it should go ahead, from feasibility and planning through to handover. A project manager takes a project whose direction is already set and manages its delivery: the contract, cost, program and reporting. Vettex does both, and many projects move from one to the other.
Do I need a project manager if the builder has one?
The builder's project manager works for the builder. On your side, someone needs to administer the contract, assess claims and variations, hold the program to account and report to you and your financier.
Can you report to my financier?
Yes. Monthly reporting to owners and financiers is part of the scope: cost to complete, program, variations, risks and the decisions that are due.
