Services
Five engagements. Most projects start with one and move into another as the site moves from question to program.
DevelopmentManagement
Running the development itself. Vettex takes the site from a feasibility question to a finished, occupied building and owns the budget and program the whole way.
What I do
- Feasibility, yield testing and acquisition support
- Planning strategy and authority negotiation
- Consultant team selection and management
- Budget, cashflow and program ownership
- Builder procurement and contract negotiation
- Delivery oversight through to handover
When you need it
You own a site, or are about to buy one, and there is no one accountable for the whole project. You want one person to take it from the feasibility question through planning, procurement and delivery, and to own the budget and program the whole way.
DesignManagement
Running the design on the owner's side. Vettex sets the brief, coordinates the consultants and keeps the scheme buildable, on budget and on program from concept to tender documentation.
What I do
- Design brief and project requirements
- Consultant appointments and scopes
- Design program and stage sign-offs
- Buildability and coordination review
- Cost plan checks at each design stage
- Tender documentation review
When you need it
Early, while the design is still moving. You have a site and an architect, or are about to appoint one, and want someone on your side of the table making sure the scheme stays buildable, on budget and on program as it develops.
ProjectManagement
Delivery management on a project that already has its direction set. Contract, cost, program and reporting.
What I do
- Contract administration
- Program management and critical path
- Cost control, variations and claims
- Consultant and contractor coordination
- Monthly reporting to owners and financiers
When you need it
Approvals are in place, a builder is contracted or about to be, and you need someone on the owner's side of the table. Contract administration, cost control, program and reporting, run by someone who has sat on the builder's side too.
ValueManagement
A structured review of the scheme against the cost plan. The aim is to take out cost that adds nothing to the finished building, not the quality its end value depends on.
What I do
- Cost plan and design review
- Workshops with the design team and cost planner
- Priced alternatives for structure, services and finishes
- Specification rationalisation
- Recommendations with cost and value impact
When you need it
The cost plan or a tender price has come in over budget, or the feasibility is tight and the design has not yet set. A structured review with the design team and cost planner finds savings that do not cost the project its end value.
DueDiligence
An independent read on a site or a builder before money moves.
What I do
- Site and planning risk review
- Feasibility and cost plan interrogation
- Builder and contract review
- Written position with a recommendation
When you need it
Before you buy a site, before you sign a building contract, or when a financier wants an independent view. A written position on the site, the numbers or the builder, with a recommendation.
