Questions
What is design management?
Running the design as one coordinated process: the brief, the consultant appointments and scopes, the design program and the sign-off at each stage, with the scheme checked for buildability and against the cost plan as it develops. The aim is a design that reaches planning and tender able to be built for the budget.
Is value management just cost cutting?
No. Value management is a structured review of the design against the cost plan, run in workshops with the design team and the cost planner. It takes out the cost that adds nothing to the finished building and keeps what the end value depends on. Cutting cost after a tender has come in over usually does the opposite.
When should design management start?
As early as the brief. Changes are cheap while the design is still moving and expensive once it is documented or on site. It can also start later, when a cost plan or a tender price has come back over budget.
Does it replace my architect?
No. The architect leads the design. Design management keeps the brief, the program, the other consultants and the budget aligned around it, and puts the decisions in front of the right people on time.
