When you need it

Can you find a site that is not on the market?

The search runs on and off market: owners who have not listed, early conversations with agents, and sites other buyers have passed over because of a planning or title question that can be worked through. Each one is tested for yield and feasibility before an approach is made.

How do I know what a site will carry before I buy it?

By testing it before the offer. The planning controls and overlays, the title and anything registered on it, a yield study of what can realistically be built, and a feasibility that shows what the site is worth to you. That number sets the offer, not the asking price.

Do you negotiate the purchase?

Yes. The offer strategy, the negotiation and the conditions that protect you while the site is checked, then the acquisition through to settlement, working alongside your lawyer.

What if I already own the site?
